Tenant Summer Event: It's not a Hot Dog Day, It's a Hamburger Day: For this year's Tenant Summer Event we are changing it up a bit and serving you hamburgers. So bring your appetites and come for lunch on your Landlord.

Shower/Change Room Facility: The work on the Change Room Facility at 890 West Pender for the use of all West Pender Property Group Tenants is well under way. We are very excited about being able to provide this facility and expect that it will be ready to open by the end of the month.
There will be a choice of two fee structures for the use of the facility; a six month fee and a 12 month fee; these fees to be paid in advance. Tenants will also have the ability to rent personal lockers on the same 6 month/12 month fee basis. Included in the Shower Room fee is the use of a day locker.

Tenant to Tenant provides a venue for tenants to communicate with each other. You can advertise and promote your services, organize group functions (car pooling, lunch time exercise walks etc.), promote fund-raisers, or dispose of unwanted furniture (or ask for some). All postings are approved and monitored by West Pender Property Group. Buy and Sell items will be listed for a maximum of six months.
Go Green:The Energy Studies have now been completed at both 800 West Pender and 885 Dunsmuir. This is the first phase of the BOMA BESt (formerly Go Green) designation for these buildings.
890 West Pender, 1090 West Pender and 580 Hornby have previously received Green status but we will be applying for elevated status for these buildings.
BOMA (Building Owners and Managers Association) is a National organization for companies involved in the Real Estate industry, either as owners, managers or service providers. BOMA BESt is the new name of the Go Green program, which provides certification to those buildings, which pass a standard of excellence in various areas such as energy savings, reduction in waste, recycling and management of construction waste and hazardous materials.
Recycling: All building occupants are encouraged to recycle. We have recycling programs for all paper products, including cardboard, as well as for bottles, cans and plastics and electronics. Our goal is to eliminate all recyclable materials from our garbage containers. For more information, click on to your building and then Tenant Handbook/Recycling.

2010 Holiday Building Closures:
The buildings will be closed and have card access only on the dates listed below. Also on these dates there will be no building services, such as cleaning, lighting and HVAC, provided without a written request made to our offices.

Conference Facility: A conference facility is available for rent to all tenants in West Pender Property Group managed buildings. The facility, located on the 2nd floor of 830 West Pender features:
- 565 s.f. conference room and adjoining kitchen.
- Seating for up to 20 in classroom, boardroom, congress or auditorium style.
- 52 inch HD television, capable of being used as a computer monitor.
- DVD player.
- VCR.
- White board and flip chart.
- Internet connection
- Conference telephone.

Leasing: The Vancouver Market:
The Metro Vancouver office leasing market has seen an increase in vacancy rates over the last few months and as at September, 2009 it stands at 8.9%. The Downtown market vacancy rate is currently 6%, with Class AAA at 5.6%, Class A at 4.3% and Class B at 6.6%. Current vacancy within the West Pender portfolio stands at 2%.
Leasing activity has increased since the end of the summer holiday season and the market has seen several larger leasing transactions concluded. The volume of activity has also increased as tenants deal with renewal of their existing leases or look for additional space for expansion. It appears as if pent up demand for office space has finally broken loose. Rental rates for deals being concluded seem to be approx. 10-15% lower than at the peak of the market, 18 months ago.
There is little evidence of new office buildings in the planning pipeline for downtown Vancouver and if the economy continues to improve in the next 12 - 24 months we will likely see a drop in vacancy rates and an increase in rental rates.
